What we do · Knockdown-rebuild

Knockdown-rebuild & custom new homes.

A brand-new home, on the land you love.

  • Demolition, approvals and construction managed end to end
  • Custom new homes and dual occupancies
  • Fixed-scope contract, set programme, weekly updates
  • One team from first sketch to handover

Before you enquire

Renovate, extend, or start again?

R&Q Interiors builds all three, so the honest answer is whichever your house actually wants. The table below is the same set of questions we work through at a first site visit. Read down the row that matches your house, not across the column you have already decided on.

Which path suits your house? Compare down the row that matches your situation.
The questionRenovateExtendKnockdown-rebuild
Do you need more floor area? No — the space exists, it is just laid out badly Yes — and the block has room to take it Yes — and more than the current footprint allows
Are the footings and frame sound? Yes Yes, and an engineer confirms they can carry the new work No, or the cost of correcting them approaches rebuilding
How much of the house would you touch? Rooms, surfaces and services — the shell stays The shell is opened at one point and extended More than half would be rebuilt anyway
Does it need rewiring and replumbing regardless? If yes, do it while walls are open Usually partial — new work plus tie-ins Moot; everything is new
Pre-1990 materials such as asbestos present? Manageable if the affected areas stay untouched Manageable; removal is scoped to the work area Removed under a single licensed demolition scope
What do the planning controls allow? Rarely an issue Height, setbacks, landscaped area and FSR decide how much The block’s full allowance is available to you
Do you want to keep the character of the house? Yes — this is the option that keeps it Yes — matching old to new is the craft in the job No, or the existing house has little worth keeping
Can you stay living there? Often, in phases Often for a rear or ground-floor addition; less so for a second storey No
Approval pathway Often exempt or CDC for non-structural work CDC when it meets the Codes SEPP criteria, otherwise a council DA DA or CDC depending on the design and the block

Two rows carry more weight than the rest. If the footings and frame are not sound, extending on top of them buys a problem. And when more than half the house would be rebuilt anyway, a knockdown-rebuild usually becomes the simpler path — while a house with good bones is worth keeping.
